One of my customers was ready to make an offer on a home.  He was pre-approved with a lender, however... that's all the lender did.  Just a pre-qualification.  Which means the lender pulled his credit score.  The buyer had a credit score above a 620, so... he received a Pre-Qualification Letter.

Ready to sign the offer, I went over an estimated cost sheet with my buyer.  I could see the shock in his eyes when he absorbed the estimated monthly mortgage payment... which included the Mortgage Insurance Premium Fee.  This fee was unfamiliar to him, as the lender did not discuss what fees the prospective buyer would be responsible for. 

My customer was expecting the PITI, (Principal, Interest, Taxes, Insurance for the home), but... was unaware of the Mortgage Insurance fee that is required when a buyer does not put 20% down, when making a purchase.  MI, (mortgage insurance), is an insurance policy, the lender makes a buyer purchase, when buying a home.   It's an insurance policy, (the lender hopes to never have to make a claim on) but, it will pay a percentage to the lender, should the buyer default the loan.

So, PITI could also be the Principal, Interest, Taxes, Insurance and Mortgage Insurance.  My customer did not make an offer on the house.

Who Pays for What?

I get this question a lot... who pays this cost?  Well, anything and everything is negotiable in a contract.  The standard Realtors contract fees are divided into "NORMAL AND CUSTOMARY" charges between a buyer and seller.

So, if a seller is paying for both lenders and owner title insurance policy, (which is normally a buyers fee), then... the seller can choose what title company to use.

Are you Looking for a Home or Land to Purchase in Central Heart of McClain County?

Homes and Land for Sale in the Washington and Purcell, Oklahoma Area

Interest rates are incredibly low for qualified buyers to get into their first home, or moving up to a larger home.  Even sizing down... it's a great time to buy!

USDA loans are available in McClain county which allows buyers to get a mortgage with zero money down.  (What a wonderful loan program!  And it's not available in all counties).

FHA loans require a 3.5% investment from the buyers, but... this money can come as a "gift" from a relative.  On April 1st, 2013... the FHA loans are going to cost a buyer more to get the same loan... on the same house.  So, why are you waiting?!!!!  Qualified buyers need to call or email today for a list of homes available in Purcell, Goldsby, Washington, Wayne or surrounding areas.

VA loans can get veterans into homes with zero money down, but of course, you must be military.

Conventional loans are usually 10% to 20% down, and don't carry the mortgage insurance premium that other home loans do.

And, if your looking to land to build your home on?.... there lots, tracts and acreages available.  A land purchase generally needs a 20% down investment, as well as your good credit.  A small, 1 to 2 acre tracts are generally going to have building restrictions as to size and type of home you build.  These restrictions are called Covenants and Restrictions... some times referred to as C&Rs.  Tracts that have no restrictions can have mobile homes, metal buildings, barns, etc.

Bad News for New FHA Loan Homeowners Futures

On April 1, 2013... FHA's ongoing efforts to strengthen the Mutual Mortgage Insurance Fund, (MIP) will now last the entire term of the mortgage loan. 

The MIP amount WAS, (prior to 4-1-13), financed into a buyers monthly mortgage payment until the buyer paid in 20% on the principal, or 78% of the loan.  NOW, the MIP stays on the entire length of the mortgage.

This equates to higher MI payment, which means less house to qualify for.  Make your purchase close before April 1, 2013.

Mortgage Interest Deduction

Congressional legislation extended for tax deduction for 2012 and 2013, for filers making less than $110,000 who pay mortgage insurance, which is included in your home mortgage payment, as quoted from Realtor Magazine.

This tax deduction was intended to be on the "chopping block", which primarily benefits middle income families - as reported from the National Association of Realtors. 

NAR is a "watch dog" for anything that effects the ability for families to own a home.  I'm proud to be a member of the NAR.
