VA Purchase for Home Purchase

Looking to use your VA benefits to purchase a house?

Veteran Administration loans are going to be a preference of loan choice for veterans coming back to buy their first home... or maybe thinking of selling, and moving to their second VA purchase.  With the thought of purchasing the second home, a veteran must know that his VA benefits can only be used when the first VA house is SOLD... then the VA benefit can be used on the next purchase.

The first thing a Veteran should be doing while thinking of a home purchase is to obtain the VA Certificate by verifying the eligibility.  Then, a visit to your favorite lender, (or my favorite lender Gina Starr at Red Rock Mortgage and Lending) for a loan application. With  these two steps, completed... you are ready for me, your Realtor, to find your next home.

A smooth and seamless purchase process is what I'm finding to be most important when trying to move into a new home.  A good, experienced lender, along with myself to help find a home and explain the purchase process, will be the best decision a buyer can make.  It's kinda like that commercial... "don't buy a home without us".

Debt Forgiveness and Short Sales

Seek Professional Counseling from an Attorney and Tax Advice before doing a Short Sale
The Mortgage Forgiveness Debt Relief Act of 2007 is an option created by the government to help assist sellers when they can no longer afford to pay their mortgage.

My suggestion is to educate yourself in this situation by going to the IRS web site and research foreclosure, short sales and debt forgiveness.  Many factors determine if your debt can be cancelled by your lending institution...  (there's a ton of paperwork and diligence providing the documentation required to accomplish the task).  A 1099-C form is one term you will want to discuss with your tax advisor.  It is my understanding that the Mortgage Debt Relief Act of 2007 allows the taxpayer to exclude income from the discharge of the debt on a principal residence.  Investment properties would not qualify for this relief.

It's important to visit with your Attorney or CPA before beginning the process.  The amount forgiven might be reportable as income.  So, visiting with an experienced attorney about bankruptcy may provide you with the relief you really needed in the first place.

Foreclosure Filings Hit 4 Year Low

This information was providing from my favorite lender, Gina Starr with Rock Rock Mortgage and Lending.  I thought my readers would enjoy the statistics.  The housing recovery is on it's way back.

"RealtyTrac said in a report on Thursday, that the number of U.S. homes that received a foreclosure filing, fell to a four-year low in 2011, as a slowdown in processing hit the market.

Foreclosure filings, which include default notices, scheduled auctions and bank repossessions, slid by 34 percent in 2011, the lowest level since 2007.  2007 was when the housing market was starting to crumble. RealtyTrac said there were filings on 1,887,777 homes last year.

Bank seizures of homes fell to 804,423 from 1,050,500 in 2010, also marking the lowest level in four years.

"A big part that is inflating the size of the decrease is a continuing extended foreclosure process," said Daren Blomquist, director of marketing communications at RealtyTrac.

Nevada ranked as the state with highest foreclosure rate for the fifth year in a row, with one in 16 Nevada homes receiving at least one foreclosure filing in 2011. Even so, Nevada saw a 31 percent decrease in foreclosure activity for the year.

The length of time for foreclosure processing continued to increase in the final quarter of the year. Homes took on average 348 days to move through the process, up from 336 days in the third quarter and 305 days in the fourth quarter of 2010.

Foreclosures took the longest in New York state, where homes foreclosed in the fourth quarter took an average 1,019 days to complete the process. RealtyTrac also released foreclosure activity for December, which fell to a 49-month low of 205,024 homes, down nearly 9 percent from November. But bank repossessions rose 10 percent to 61,774".
